The construction of three large residential complexes for $ 816 million is planned in Tashkent
Three companies came up with the initiative to build high -altitude residential complexes in Tashkent. One of the projects is the tower of 53 floors on the site of the photon plant. Another residential complex can be built on the former territory of the Goskomegeology, the third - across the road from Magic City. The number of storeys exceeds the parameters of the general plan.
In Tashkent, it is planned to implement three large investment projects in the field of housing construction. This became known from the presentation shown on the air of the Uzbekistan 24 television channel during an interview with Hokim Tashkent Shavkat Umurzakov, the newspaper drew attention.
The first project worth $ 180 million is offered by Xamkar Inshaat. It provides for the construction of 10 multi -storey buildings on a area of 4 hectares.
The complex is designed for 1371 apartment and 5486 residents. The green zone will take 1.13 hectares (47%), and another 6 hectares are allocated for service facilities, where it is planned to create 300 jobs.
As part of the project, it is also planned to build a kindergarten for 540 places and a school for 1,200 students. According to the presentation, all the necessary conclusions were obtained, including seismological (8 points), hydrogeological, as well as from the Ministry of Emergencies and the sanitary and epidemiological service.
The following expenses are provided for connecting to engineering networks:
power supply - 2.7 billion soums;
The construction of the substation is 6.3 billion soums;
heat supply - 59 billion soums;
Water supply and sewage - 1.7 billion soums.
Gas supply in the project is not provided.
Xamkar Inshaat was registered in the capital in February 2021. The main activity is the construction of residential buildings.
The founders are Cyprus Himend Limited (50%) and Mirziyat Karimjanov (50%), who also owns the shares in Stellaris, Gazalkent Sifatli Agro, Ellipse Tower Building, Inno Homes, Bilol Bino-777 and Eco Greenland. Previously, 50%belonged to three founders Kobil Kasimakhunov (30%), Isokhon Gulyamov (15%) and Zhamoliddin Oloviddinov (7%).
Xamkar Inshaat in April 2022 redeemed the building of the Goskomegeology with a land plot of 1.3 hectares for 124.7 billion soums. In 2021, the company acquired a nearby complex of buildings of the Research Institute of Mineral Resources for 71.6 billion soums.
Judging by the presentation, the residential complex (up to 30 floors) will be located on the site of the former Goskomegeology on Taras Shevchenko Street (near the Ming Urik metro). At the same time, according to the interactive map of the general plan, the construction of facilities is not higher than 5 floors is allowed there.
The second project worth $ 175 million is proposed by the Joint -Stock Company "Photon". The complex will take a plot of 0.9 hectares and will include two towers connected by the architectural ring. One of the towers will reach 53 floors, although according to the general plan there is a construction of buildings no higher than 25 floors.
The construction of 1,500 apartments for 6,000 people is planned. For the project, all the necessary permits and conclusions have also been obtained.
The object will be located on Islam Karimov Street on the site of the former photon plant (not far from Uzavtosanoat, Central Bank, Infinbank and cultural heritage agency), which was privatized by Havvo Group agricultural holding in the summer of 2024 for 151 billion soums.
The third project will be implemented by Tashkent Invest by Khokimiyat of the capital. It involves the construction of a residential complex up to 30 floors high (according to the general plan should be no higher than 9 floors) on an area of 10.6 hectares. Investments are estimated at $ 461 million.
The complex will include 2304 apartments for 9216 residents, and the area of green plantations will be 1.2 hectares.
Judging by the map, the object will be located on Beshagach Street (across the road from Magic City, at the intersection of Beshagach and Fourcat streets). Earlier, Albayrak Holding from Turkey at negotiations with the deputy Khokim of the Chilanzar district of Tashkent Abdukhamid Abdukodirov proposed the construction of a large business center at the site of the Beshagach market.
The day before, the president instructed to proceed to the design and implementation of projects only after the creation of communal infrastructure, Hokim Tashkent said. In the next 20 years, 394 projects were planned in the capital of $ 58.5 billion. A new substation with a capacity of 160 MW and a water reservoir will be built in the Chilanzar district.
